Not everyone needs help maintaining their entire house. Most people do a pretty good job handling day-to-day maintenance. But like all homes, stuff happens. Schedules get busy and suddenly there’s a leak in the roof, an outlet that doesn’t work, or a hole in the wall. Whether you need help with a specific issue or aren’t even sure what’s wrong, we’re here to help. Our trained maintenance experts (many of them professional home inspectors) will assess your issue and make a plan to remediate it. Frequently, we can make the repairs ourselves. However, if we cannot, we have a network of professionals to tackle any job.

What is a Home Health Check?

A Home Health Check is a regular checkup for your home based on the needs that you have specified. It involves hiring a qualified professional to check the condition of your home to identify areas for preventative action or to stop a current issue from getting larger and more dangerous for your family.

Again, you can think of this checkup as similar to what you do with your car or even your annual physical exam at the doctor. Preventative maintenance is the best plan of action to protect your assets and the health and safety of you and your loved ones.

Each home health checkup comes with a report and pictures, recommended maintenance, and areas of concern for monitoring.

Because our Home Health Check is preventative, your home is protected from developing larger issues. $10,000 foundation issues don’t just develop overnight (in normal circumstances). The key is to find the issues before they become big, expensive headaches.

It’s not just the financial aspect, though. There’s safety to consider, especially when electricity or smoke detectors are at risk of malfunction. Approximately, three out of five home fire deaths occurred in properties with no smoke alarms (41%) or smoke alarms that failed to operate (16%). (NFPA)

Here is a list of services we offer!

Roof Evaluation 

  • Walk/drone the roof to determine the age and condition of the roof

  • Check the roof for missing shingles and debris build-up

  • Review flashings, vent collars, seams, and exterior components of the chimney

  • Identify areas for repair/replacement

  • Check the attic for leaks or other moisture concerns/damage

Plumbing Evaluation

  • Check the water heater to determine the age, overall condition (any leaks, etc), expansion tank, and water temperature

  • Check all drains and water supply lines for drips and leaks

  • Check toilets for leaks

  • Test hose bibbs for leaks

Sump Pump Evaluation

  • Identify the age of the sump pump 

  • Test sump pump

  • Ensure the check valve is functioning properly

  • Test amperage draw to evaluate the risk of failure

Electric Evaluation

  • Thermal imaging of electric panel

  • Evaluate the electric panel for loose connections or water infiltration

  • Test circuit breakers

  • Test GFCI outlets

  • Look for damaged / loose outlets (accessible)

  • Evaluate the service entrance (cable going into the meter box) for safety and overall condition

HVAC Review

  • Operate the air conditioning system if it’s warm enough to evaluate the temperature split between intake air and supply air

  • Identify conditions surrounding the air conditioning compressor that can damage and/or impede the performance of the unit

  • Confirm the refrigerant lines (line set) are properly insulated

  • Evaluate the condensation discharge location to ensure it’s not producing negative conditions around the home 

  • Check the interior unit and evaluate the condition of the filter

  • Review for signs of condensation in/around the unit

Safety Review

  • Test Test smoke/carbon monoxide detectors and check overall placement

  • Check gauge on fire extinguisher(s) and check for overall placement

  • Check interior handrails for proper placement and stability

  • Review walkway(s) and driveway for trip hazards

  • Evaluate deck(s) for overall structural condition support and check safety code-related items such as baluster spacing, guardrail/handrail height, graspable handrails, etc.
